Beachfront living under $500k: Is it really possible?

Most people assume beachfront property in Mexico is out of reach. They picture Cabo San Lucas price tags, Tulum trendiness markups, or the kind of numbers that belong on a wishlist, not a purchase agreement.

Some of my recent clients thought the same thing.

Then they bought a fully furnished, beachfront two-bedroom, two-bathroom home at Vivo Resorts in Puerto Escondido, Oaxaca. And now they watch whales breach from their kitchen window.

"We are absolutely stunned that we now own a luxurious beachfront home for the price we paid," they told us after closing.

That kind of thing does not happen in Cabo. It does not happen in Playa del Carmen. But it is happening right now in Puerto Escondido, and the window to get in at these prices is not going to stay open forever.

Why Puerto Escondido Is Different

Puerto Escondido sits on the coast of Oaxaca, one of Mexico's most culturally rich and naturally protected states. The government of Oaxaca has long prioritized conservation over mass development, which means the coastline here has stayed beautifully raw. That same policy is also why you will not find dozens of competing mega-resorts crowding the beach.

What you will find is Vivo Resorts: the only development of its kind along the entire Oaxacan coast. Beachfront pools. A full-service spa. Tennis, pickleball, fitness facilities, and world-class dining. A genuine community of owners and guests from around the world.

And because Puerto Escondido has historically flown under the radar compared to better-known beach markets, the price point still reflects where this destination was, not where it is going.

The Market Is Catching Up Fast

Here is what is changing:

Airbnb named Puerto Escondido the number one destination to fly to in 2025. A new superhighway now connects the coast to Oaxaca City in just 2.5 hours, opening the market to a wave of Mexican travelers and investors who previously found the journey too long. Puerto Escondido's airport is currently undergoing expansion, with direct international flights on the way.

This is not speculation. The infrastructure is being built right now. The recognition is already here. What has not caught up yet is the price.

That gap between where prices are today and where they will be once the airport opens and the flights start arriving: that is the opportunity.

What Your Money Actually Gets You

At Vivo Resorts, properties are fully furnished and turnkey. You are not buying a concrete shell and guessing at renovation costs. You are buying a ready-to-live-in, ready-to-rent beachfront home with access to resort-level amenities from day one.

For buyers who want rental income, the Airbnb potential here is strong. Puerto Escondido is attracting surfers, remote workers, retirees, and international travelers in growing numbers. Vivo Resorts is the kind of property that photographs beautifully and stands out in a search.

For buyers who want a personal retreat or a retirement plan, the math is equally compelling. The cost of beachfront living here, compared to equivalent properties in Costa Rica, Baja, or virtually anywhere else on the Pacific coast, is striking.

"We Didn't Just Buy a Condo. We Found a Whole New Way of Life."

Another client, who purchased remotely from another country, described the experience this way: he and his partner went through virtual tours, late-night email exchanges, and a step-by-step process that made buying in a foreign country feel manageable. "We didn't just buy a condo," he said. "We found a home and a whole new way of life."

That kind of outcome is what drives the work we do at Pacific Realty Mexico. John Bannerman, our lead realtor, has spent years building deep knowledge of this market and deep relationships within the community. His approach is personal, patient, and genuinely no-pressure. He wants you to make the right decision, even if that means asking hard questions and taking your time.

As another recent client, put it: "You can tell he genuinely loves what he does, and he cares about getting it right for his clients, not just making a sale."

So, Is It Really Possible?

Yes. It is possible. Multiple incredible people are proof of that.

The question is not whether beachfront living in Mexico is affordable. The question is how long it stays this affordable as Puerto Escondido continues to grow.

If you have been watching this market, or if this is the first time you have heard about it, now is a good time to get curious. Browse our current listings, or reach out to John directly. The best way to truly understand what is possible is to come see it for yourself on a Discovery Tour: a full week hosted in Puerto Escondido, where you can explore the area, walk through properties, and get an honest picture of what ownership here actually looks like.

There are no whales in your kitchen quite yet. But we can work on that.
