If you've been looking at Vivo Resorts Puerto Escondido for sale listings from home in Calgary, Vancouver or Toronto, you probably have the same questions most of our buyers start with. What exactly is Vivo? Which unit type fits me? What does it cost to own, and can I rent it out when I'm not there?
Here's the short answer on price. As of October 28, 2026, we have 29 Vivo listings, from $128,900 USD for a studio to $749,900 USD for a two-level penthouse, plus villa lots from $99,000 USD. Our office is right in the community, so this guide is written from the ground, not from a brochure.
What Vivo Resorts is, and where it is
Vivo Resorts is a gated resort community on Playa Palmarito, a long, quiet beach just west of Puerto Escondido on Mexico's Pacific coast, in the state of Oaxaca. You can walk the beach in the morning and be in town for dinner.
Vivo is a community of owners. Every condo and villa is privately owned, and Vivo says it has more than 200 residents. Day to day, it feels more like a small neighbourhood than a hotel. For the background, read our post What's New at Vivo Resort, 2025.
Getting here is easier than most people expect. Puerto Escondido has its own international airport (PXM) with direct flights from Canada and the USA, and Vivo is about 20 minutes away by car. Oaxaca City is roughly two hours inland on the new highway.
What's on site
The heart of Vivo is the Clubhouse, a four-storey, 53,000 sq ft building that looks out over the beach. Here's what owners use most:
An infinity-edge pool with a swim-up pool bar
A fitness centre with ocean views, plus a yoga studio
Two tennis courts, two pickleball courts and a basketball area
Ernesto's restaurant and Mezcalina's cantina
La Tienda, an on-site mini-market
A business centre and a Kids' Club

Studios and 1-bedroom condos
A simple way to own at Vivo: easy to lock up and leave, and close to the amenities. Two to look at:
2-bedroom condos and lock-offs
Our most popular size. Some are "lock-offs": one door splits the unit into two suites, so you can use the whole place or rent it as a two-bedroom, a one-bedroom or a studio.
3- and 4-bedroom condos and penthouses
If family visits a lot, look here. Sizes run up to two-level penthouses of more than 3,000 sq ft, some with private rooftop palapas.
Units 642 & 652 — two-level, 3-bed penthouse in Building F, 3,054 sq ft, unobstructed ocean views — $749,900
Villas and villa lots
Prefer a house? Vivo has detached villas with private pools, and homesites where you can build your own villa and still use all of the resort's amenities.
Villa Paraiso — 3-bed villa on Lot 27, 1,647 sq ft on an 8,242 sq ft lot, private pool, move-in ready — $575,000

How renting your Vivo condo works
Many owners rent their Vivo condo when they're not using it, and it’s simple: you can rent it out on your own or through a rental company of your choice.
Lock-off units give you extra flexibility, because you can rent the two suites separately. If you want to see how a stay at Vivo feels first, have a look at our vacation rentals at Vivo.
A straight answer on income: rental results depend on the unit, the season and how it's managed, and nobody can guarantee them. If you're buying with rentals in mind, ask John what is known about a specific unit's rental history before you decide.
How to book a video tour before you fly down
You don't have to fly to Mexico to see a unit. Most of our buyers see their future condo on a screen first:
Browse and shortlist. Pick two or three units. Most listings have a "View Video Tour" button you can watch any time.
Get in touch. Fill in our short get-started form or WhatsApp John at +1 (250) 878-9227.
Take a live tour. John walks the unit with you on a video call or online meeting, shows you the view from the balcony, and answers your questions about the unit, renting and buying.
Come and see it. When you're ready, plan a trip. Staying at Vivo for a week is the best way to get a feel for the community.
